By booking your stay, you agree to the following Terms and Conditions.

Please read them carefully to ensure an enjoyable stay for everyone.

1. Booking and Payment

A non-refundable deposit of 25% is required to secure your booking. The balance must be paid no later than 6 weeks before your arrival date.

Bookings made within 6 weeks of the arrival date require full payment at the time of booking.

2. Cancellation Policy

Cancellations must be made in writing. Refunds will be issued as follows:

75% refund if cancelled 6 weeks before arrival. 60% refund if cancelled 4 weeks before arrival 40% refund if cancelled 3 weeks before arrival 15% refund if cancelled 2 weeks before arrival

No refund for cancellations made less than 1 weeks before arrival.
We recommend purchasing travel insurance to cover unexpected cancellations.

3. Check-In and Check-Out

Check-in: From 2 PM

Check-out: By 10 AM

Early check-in or late check-out may be available by prior arrangement and may incur an additional fee.

4. Smart Doorbell Notification

For security and guest convenience, Flock Cottage is equipped with a smart doorbell at the main entrance. This device allows us to monitor arrivals and ensure a smooth check-in process. It records motion and activity at the doorway but does not face any private areas of the property. By booking your stay, you acknowledge and consent to the use of this security feature during your visit. If you have any questions, please feel free to contact us.

5. Occupancy

The cottage accommodates a maximum of 4 guests.

The property must not be used by any persons who are not named on the booking. Only persons named on the booking can occupy the property. No extra over night visitors are allowed to stay at the property. The property is not for any purpose other than a holiday rental.

6.Parking & Vehicle Responsibility

On-road parking is available outside Flock Cottage for one vehicle, there is additional parking in the village; however, spaces are not allocated or guaranteed. Guests park at their own risk, and we cannot accept responsibility for any damage, loss, or theft involving vehicles left unattended. Please ensure your vehicle is locked and valuables are not left inside.

7. Pets

Well-behaved dogs are welcome at Flock Cottage. A maximum of 2 dogs is permitted.

Dogs must not be left unattended in the cottage or allowed on the furniture or upstairs.

Owners are responsible for cleaning up after their pets both within the cottage and outside the property.

8. Smoking

Flock Cottage is a non-smoking property. Smoking and vaping is strictly prohibited inside the cottage. As is the use of candles for your own safety.

9. Damage and Breakages

We know that accidents happen and we ask that you please report any incidents promptly.

We reserve the right to charge for repairs, replacements, or additional cleaning if necessary.

If there are any problems with equipment or appliances during your stay please let the owner know so we can remedy the issue.

10. Housekeeping

The cottage will be clean and ready for your arrival. We ask that you leave it in a similar condition upon departure.

We reserve the right to make charges to cover additional cleaning costs if the cottage is left in an unacceptable condition.

We provide a set amount of supplies for your stay, dishwasher and laundry tablets, toilet rolls and coffee pods, any additional are purchased at the guests cost.

11. Safety and Liability

Guests are responsible for their own safety and the safety of their pets, children and belongings.

The owners are not liable for any accidents, injuries, loss, or damage during your stay.

12. Discount on Dog Accessories

Guests of Flock Cottage are entitled to an exclusive discount on dog accessories during their stay. Details on how to claim this will be provided in the cottage.

13. Use of The Log Burner

Our cosy log burner is available for use during the winter months. If in use, we will provide a set amount of logs to get you started, any additional logs bare purchased at the guests cost. The log burner is only to be used safely and responsibly by an adult. We ask that it is left tidy after each use.

14.Cancellation by Owner

In the unlikely event that we need to cancel your booking, a full refund will be issued, and we will assist you in finding alternative accommodation where possible.

15.Owner Access:

If the owner needs to enter the property during your stay they will endeavour to contact you to arrange a mutually agreeable time

16. Data Protection:

Any information collect for your booking, is either via Bookalet or directly, it will not be shared with any 3rd party and is only used for the booking, Information is stored locally and securely for a reasonable time.
